Inland Empire Leads the Nation in Large Industrial Leases for 2025

The Inland Empire claimed the largest share of the nation’s top 100 industrial leases in 2025 according to a report by CBRE. The top 100 industrial leases of 2025 totaled 98.8 million sq. ft., up from 96.8 million sq. ft. in 2024.

The Empire region recorded 14 of the 100 largest leases, totaling 11.8 million sq. ft., solidifying the region’s reputation as an established logistics hub.  Third-party logistics providers accounted for 44 of the top 100, reflecting continued outsourcing of logistics operations. General retailers & wholesalers were next with 28 lease signings, and automobile, tires & parts sector was the only other industry to increase its share of the top 100, accounting for seven leases in 2025 compared with five in 2024.

The automobile, tires & parts sector looks like it will continue to be gobbling up industrial space in the region through 2026. The beginning of February brought a new deal to San Bernardino – TireHub, a national tire distributor created by The Goodyear Tire & Rubber Co. and Bridgestone Americas, signed a lease to occupy 404,725 square feet at 1089 E. Mill St.

The report also shows a notable shift toward new leasing activity, with 78 of the top 100 transactions representing new deals—up significantly from 60 last year. Renewals declined to 22, totaling 21.2 million sq. ft.

Twenty twenty five also saw an increase in lease terms due to the stabilization of supply and rent growth. As a result, landlords are now more focused on maintaining occupancy and securing tenants for longer periods.

Expect to see some landlords offering incentives to lock in occupancy and reduce turnover risk.
