A San Bernardino retail parcel occupied by Dutch Bros. Coffee has been sold for $2.7 million.
A private investor who declined to be identified bought the 1.1-acre parcel at 4236 N. Varsity Ave., according to Dallas-based SRS Real Estate Partners.
SRS represented the seller, an affiliate of Paragon Commercial Group in El Segundo, who also wished to remain anonymous.
Built last year, the restaurant covers 950 square feet. About 15 years remain on the ground lease, which makes the tenant responsible for all expenses associated with the property.
“This Dutch Bros. offers corporate-guaranteed ground lease with zero landlord responsibilities in a high-traffic, densely populated trade area,” said Patrick Luther, senior managing principal with SRS, in a statement.
The property receives strong crossover traffic from nearby national retailers including McDonald’s, Starbucks, and the Ralphs and LA Fitness-anchored University Town Center. Additionally, California State University, San Bernardino is just two miles away. The surrounding area boasts more than 259,000 residents and approximately 51,600 employees within a five-mile radius.
